Buy a Colorado Springs Home – MUCH Cheaper Than Rent!!

 


OMG!  The 30 year fixed mortgage interest rate dropped down to 3.25% for a VA Loan yesterday!!!  Plus other types of loans are offering that same fantastic deal.


 


If you are sitting on the fence as whether or not to buy or rent a home…leap off and buy! 


 


So let’s say qualify for a VA loan and your payment budget is around $1300-$1400 per month.


 


To purchase a 4 bedroom, 3 bath home with over 2000 square feet in the Colorado Springs area.  Say a price of $220,000.  Your total approximate payment would be $1137.  To rent that same home you would likely pay at least $1250 or more.  And you would not be able to take advantage of the tax savings of owning a Colorado Springs area home along with home value appreciation.


 


Even with other loan programs like FHA & Conventional, there are local programs such as the El Paso County Bond or CHFA that offer 3-4% down payment assistance.  That means your out-of-pocket cost to buy a home would be less than $500!! Our real estate agents know how to negotiate for you so that the seller pays all of your loan closing costs.  Many of our clients get money back at closing when they buy the home and get the keys!  How cool is that…buy a home & get money back at closing.


 


What is even better than that is your first payment on the home will not be due for at least 1 month!!!  When you rent a home you have to come up with money in advance.  Not when you buy.  Typically the only costs when you buy are for Inspection $250, Appraisal $400 and Earnest Deposit about $1000 (of which you will likely get most of that back at closing!


 


And if you still need time to work on your credit, that's ok!  Parker St Claire Realty has a special program for those folks where our investors buy the Colorado Springs, Fountain, Monument, & Peyton home for you.  You get to rent the home you are going buy at reasonable rent rates.  Then when you credit is back on track, you finance the home and it’s all yours!  You have 6 years to get your credit back on track.
